🐾 From the Trail & The Saddle

The cherry blossoms at the UW Quad may have turned into "pink snow" on the pavement, but on the trails, the energy is just hitting its stride. Radar and I have been making the most of these longer evenings; there’s nothing quite like the 8:00 PM sunset reflecting through the Douglas firs to remind you why we live in the Pacific Northwest.


I’ve also been leaning into my groundwork sessions at Novella Farms this month. In riding, "groundwork" is the invisible labor—establishing trust and boundaries before you ever clip on a lead rope. Real estate is no different. My most successful clients this May aren't the ones who just started looking; they’re the ones who did the groundwork in March and April—getting pre-approved and studying the comps. When the right house hits the market, we aren't guessing; we’re ready to ride.


🏠 The Hyper-Local Pulse: The Suburban Shift

The "Spring Surge" has officially transitioned into a "High-Velocity Market." While inventory is up, the speed at which quality homes are being snatched up is accelerating.

  • Fremont & Ballard: The "Turnkey Premium" is real. We are seeing a 12-day median for homes that are staged and polished. Interestingly, the "work-from-home" floor plan is making a massive comeback—buyers are once again prioritizing dedicated office spaces over open-concept dining rooms.

  • Kirkland & Redmond: Inventory is up 29% year-over-year, but don't let that fool you. It’s a fair market. Sellers who are over-reaching on price are sitting for 30+ days, while those priced at the "sweet spot" are still seeing multiple offers within the first weekend.

  • The Covington/Kent Connection: If you’ve noticed more activity on the East Hill, you aren't alone. Covingtonhas become a massive breakout star this year with median prices jumping to $825k—a 14% increase year-over-year. Buyers are flocking here for that "newer construction" feel and the growing retail hub. Meanwhile, Kent's East Hill remains the ultimate balanced market. With a median price around $718k, it offers a more accessible entry point than Covington while providing the same easy access to Hwy 167 and I-5.


💡 The Investor’s Corner: Diversifying the Portfolio

While Seattle remains our "Home Run" for long-term equity, I’m helping more clients look at out-of-state "Steady Dividends" to balance their portfolios. Here is the May 2026 heat map for rental investors:

  • The Demand Leader (Cincinnati, OH): Cincinnati is currently ranked #1 in the nation for overall tenant demand. It’s the ultimate "sweet spot" of affordability and job stability.

  • The Growth King (San Francisco, CA): The AI boom has officially returned SF to the top of the leaderboard for rent growth. Rents for one-bedrooms have surged nearly 16% year-over-year.

  • The Premier Destination (Dallas, TX): For the second year running, Dallas-Fort Worth is ranked the #1 best place to buy rental property. With massive corporate relocations, it offers the perfect mix of cash flow and explosive appreciation.

  • Eat: Eat: While the official "Restaurant Week" curated menus wrapped up earlier this month, the food scene is moving outdoors! Don't miss the U-District Street Fair (May 16–17). It’s the longest-running festival of its kind in the nation—the perfect time to hit the food trucks on University Way ("The Ave") and grab some local kettle corn.

  • Do:The Equestrian Edition Monroe is the place to be for horse lovers this month! Head to the Evergreen State Fairgrounds for:

    • Through May 17: The Pacific Northwest Hunter Jumper Show.

    • May 29–30: The 4-H Summer Performance Shows—come support the local youth riders!

  • Radar’s Pick (Local Day-Hike): Our "May Pick" is Rattlesnake Ledge in North Bend. It’s only 40 minutes from Seattle, totally dog-friendly (on-leash!), and the views are world-class. Pro-Tip: Go on a weekday evening to avoid the crowds and catch a sunset over the lake.
